Every Few Blocks
A lot in Venice needs a Coastal Development Permit. A lot in Brentwood may need a haul route hearing. Santa Monica runs its own building department with its own energy code. Mar Vista skips nearly all of it. These are not small differences, they are the difference between a project that starts in six months and one that starts in eighteen.
Most builders quote you a price per square foot and figure the rest out later. We would rather tell you on the first call which of these applies to your property, so the budget and the schedule you plan around are the real ones.

Our home office is on Monument Street. Fire rebuilds, expedited permit pathways, insurance coordination, and fire-hardened construction for the wildland-urban interface.
Palisades Rebuild →Malibu
Coastal Zone permitting, fire rebuilds, and ground-up coastal custom homes. Malibu adds a Coastal Commission layer that most builders have never worked through.
Malibu Rebuild →Santa Monica
Its own city, its own building division, its own energy code, and a Coastal Zone that covers much of the area west of Lincoln. Ground-up custom homes and teardown rebuilds.
Build in Santa Monica →Brentwood
Hillside lots north of Sunset, haul routes, subterranean square footage, and private tract restrictions. Flat-lot builds south of Sunset move considerably faster.

Coastal Development Permits, the Venice Specific Plan subareas, the Mello Act, and walk street and canal lots. The most permit-complex build on the Westside.

Flat lots, no coastal permit, no hillside ordinance, and land that costs less per square foot. The Westside market where a ground-up build still pencils cleanly.
