Custom Home Builder in Brentwood
Brentwood lots are worth more than the houses on them. We design, permit, and build ground-up custom homes here, including the hillside projects most builders quietly avoid.

Why Brentwood Is Different
In Brentwood, the Hillside Decides Your House
Two lots on the same street can carry completely different houses. Much of Brentwood north of Sunset sits in a designated hillside area, where your buildable square footage, your height limit, and how much dirt you are allowed to move are all calculated differently than on a flat lot. Owners are regularly surprised to learn their acre supports less house than a neighbor’s half acre below the ridge.
The second thing that catches people is the haul route. Excavate a basement or a subterranean garage on a hillside lot and you will likely export enough soil to trigger a city-approved haul route, which comes with a public hearing and a real block of calendar time. It is entirely manageable. It is only a problem when nobody mentions it until the plans are done.
The third is private. Several Brentwood tracts carry their own covenants and design review that operate outside the city process and can restrict height, materials, even roof pitch. We pull the title report before design starts, because a plan that clears LADBS and fails the tract restrictions is an expensive redraw.
Luxury Home Builders has been in construction for more than 30 years, and for the past 20 we have built nothing but custom homes from the ground up. That is the only thing we do, and you can see the result across our completed projects.
What We Handle
Everything Your Brentwood Build Needs, Under One Roof
One team from the first site walk to the final walkthrough, including the hillside work that sits between the usual trades.
01
Hillside Feasibility
Slope analysis, buildable area under the hillside rules, height envelope, and grading limits. We tell you what the lot really supports before you commit to a design.
02
Architecture & Design
Design with our team or build from your architect’s plans. On a constrained hillside lot, design and buildability have to be solved together, not in sequence.
03
Permits & Haul Routes
LADBS plan check, grading permits, and haul route approval including the hearing. We schedule these as real line items rather than assumptions.
04
Excavation & Shoring
Subterranean levels, retaining structures, and shoring on tight hillside access. This is the part of a Brentwood build that separates experienced teams from optimistic ones.
05
Ground-Up Construction
Full new-build construction to current seismic and energy standards, finished at the level Brentwood buyers and Brentwood owners expect.
06
Interiors, Pools & Landscape
Kitchens, millwork, pools, and terraced outdoor living that makes the slope an asset instead of a constraint.
The Process
From Lot to Front Door
1
Site Walk
We walk the lot, read the slope, pull the zoning and any tract restrictions, and give you a straight answer.
2
Design & Budget
We design to the envelope the lot actually allows, then hand you a real scope, budget, and schedule.
3
Permits & Haul Route
Plan check, grading, and haul route approval, run in parallel wherever the city allows it.
4
Build & Move In
Excavation through finish, with weekly communication and the completion date we committed to.

Who We Build For
Three Kinds of Brentwood Owner
Lot Owners
You Already Own the Land
You want to know what the slope will actually let you build, and what it costs. We start with a feasibility read, not a sales pitch.
Teardown Buyers
Buying for the Land
The house is a placeholder and the lot is the asset. We handle demolition, hillside grading, and the full ground-up rebuild.
Long-Term Owners
Staying, But Starting Over
You love the street and the view, not the 1960s floor plan. Rebuilding on your own lot is often cleaner than a deep remodel, and we will tell you honestly which one your house calls for. If selling is on the table too, see how we handle that.
Not sure what your slope allows? Send us the address. We will pull the zoning, check the hillside designation and any tract restrictions, and tell you what is buildable before you spend a dollar on design.

Questions
Answers for Brentwood Owners
Is my Brentwood lot subject to the hillside rules?
Much of Brentwood north of Sunset sits in a designated hillside area, which changes how your buildable square footage, height, and grading limits are calculated. It is a different math than a flat lot, and it is the first thing we check. Lots south of Sunset generally follow the standard R1 rules.
Do I need a haul route approval?
If your project exports more than the threshold volume of soil, which most hillside basements and subterranean garages do, you will need a haul route approved through the City of Los Angeles, and that involves a public hearing. We build that step into the schedule from the start instead of discovering it after design is finished.
Is a basement worth building here?
Very often yes. On a hillside lot where above-grade square footage is capped, subterranean space is one of the few ways to add real living area without fighting the envelope. It is not cheap to excavate, but in Brentwood the finished value usually justifies it. We model the cost against the value before you commit.
Are there private CC&Rs or HOA design review in Brentwood?
Some Brentwood tracts carry private covenants and design review that sit entirely outside the city process. They can restrict height, materials, and even roof pitch. We pull the title report and check for them before design starts, because a plan that clears the city and fails the tract restrictions is an expensive redraw.
How long does a Brentwood custom home take?
Budget up to 12 months of construction for a hillside custom home, plus design and permitting before it. Flat lots south of Sunset run faster. Hillside grading, shoring, and haul route approval are what stretch a Brentwood timeline, so we schedule around them honestly.
Do you work on the rest of the Westside?
Yes. We build in Pacific Palisades, Malibu, Santa Monica, Venice, and Mar Vista, plus the San Fernando Valley out of our Sherman Oaks office.
