We Understand
Rebuilding After the Palisades Fire Isn’t a Normal Construction Job
It’s insurance paperwork, city permits, architects, and decisions you never asked to make, all while you’re displaced from the neighborhood you love. The right builder removes that weight. We live and work here. Our office sits on Monument Street, in the heart of the rebuild. We know the lots, the city process, and what it takes to bring a Palisades home back to life, better and safer than before.

Built Safer Than Before
Fire-Hardened Design for the Wildland-Urban Interface
Your new home should be more resilient than the one you lost. We build to California’s Chapter 7A wildfire standards for the Wildland-Urban Interface (WUI), the code that governs the canyons and coastline of the Palisades.
Roof & Exterior
Class A Roofing & Noncombustible Siding
Class A fire-rated roofing, ignition-resistant or noncombustible exterior walls, and boxed-in eaves that deny embers a way in.
Ember Defense
Ember-Resistant Venting
WUI-rated vents with fine mesh screening at attic and crawlspace openings: the No. 1 way homes ignite in a wildfire.
Openings
Tempered & Multi-Pane Glazing
Dual-pane, tempered windows and fire-rated doors that resist radiant heat and won’t fail when it matters most.
Site & Landscape
Defensible Space by Design
Non-combustible hardscape zones, smart plant placement, and a five-foot ember-resistant perimeter designed into the plan from day one.
Systems
Sprinklers & Hardened Utilities
Interior fire sprinklers, protected utility connections, and options like exterior defense systems for added peace of mind.
Materials
Coastal + Canyon Durability
Materials chosen for salt air, canyon wind, and fire exposure, so your home holds up to everything the Palisades throws at it.
The Fastest Path Through the City
We Know the Expedited Rebuild Permit Process
Los Angeles has rewritten the rules to get Palisades homeowners home faster. We build every rebuild around those pathways so your project doesn’t sit in a queue.
What’s changed for fire-affected owners: Under the City’s executive orders and the LADBS Self-Certification Pilot Program, expanded in 2026 to include licensed civil engineers alongside architects, qualifying like-for-like rebuilds can bypass a full plan check, with more than 70% of standard permit clearances waived and a target review of roughly 30 business days on a complete application. Palisades plans are now clearing in about half the pre-fire time citywide.
We handle the submittal, coordinate every other required city and county approval, and keep your application complete, because incomplete packages are what actually stall a rebuild. Timelines vary by lot and scope; we give you a realistic estimate up front, not a sales promise.

Rebuild Questions
Answers for Palisades Homeowners
How long does a Pacific Palisades rebuild take?
Most custom rebuilds run up to 12 months from permit approval to move-in, depending on size and design complexity. We give you a realistic timeline up front and manage the schedule so there are no surprises.
Do you handle permits and city approvals?
Yes. We handle plan submittals, permits, and all city and county coordination, including the expedited rebuild pathways available to fire-affected homeowners, so you’re not navigating the bureaucracy alone.
Can you work with my insurance settlement?
Yes. We help align your rebuild scope, specifications, and budget with your insurance proceeds and document everything your carrier needs, so your settlement goes as far as possible.
Do you build fire-resistant homes?
Absolutely. We build to current wildfire-resilient standards using fire-hardened materials, ember-resistant venting, and defensible-space-friendly design, so your new home is safer than the one you lost.
Are you actually local to the Palisades?
Yes. Our office is at 984 Monument St #102 in Pacific Palisades. We’re your neighbors, and we’re rebuilding this community one home at a time.
What does it cost to rebuild in Pacific Palisades per square foot?
We offer three packages: Standard, Premium and Luxury. Each one is designed so your home looks and feels like a true luxury home, with the quality to match. We tailor your package to include everything your home needs, built around your budget, so you can choose the plan you feel most comfortable with. Can I use the city’s pre-approved Standard Plans to speed up my rebuild?
Yes, and for many homeowners it is the fastest route back. The city’s Standard Plan Pilot Program, created under Mayor Bass’s Executive Directive 13, offers a library of pre-approved, code-compliant single-family designs. The plans have already cleared plan check, so choosing one skips most of the standard review cycle, leaving only a site-specific check of your lot. In March 2026 the program expanded with a collection designed specifically for Pacific Palisades and the neighboring coastal communities, developed with the Foothill Catalog and Habitat for Humanity of Greater Los Angeles. We will walk your lot, tell you honestly whether a standard plan actually fits it, and build it if it does. If your lot or your family needs something a catalog plan cannot give you, we design from scratch instead. There is no upside in forcing a plan that does not fit.
Do you do remodels, additions or fire damage repair?
Yes. New custom homes and fire rebuilds are our specialty, and we also handle major remodels, additions, ADUs and fire damage repair, with the same fixed price and guaranteed timeline. We take care of the design, plans and permits. More than 30 years in construction is why the homes we deliver come in on the price and the date we committed to.
Can I live on my lot in an ADU while my custom home is being built?
Often, yes, and it is one of the most underused options in the Palisades right now. California Assembly Bill 462 lets a homeowner whose property was destroyed in a declared fire disaster receive a Certificate of Occupancy for a qualifying detached accessory dwelling unit before the main residence is finished. State law also guarantees approval of a detached ADU of at least 800 square feet and 16 feet in height on a single-family lot. For a family paying rent somewhere else, getting back on their own land a year early changes the whole math of the rebuild. We design and build ADUs, including standalone units, on their own or as part of your rebuild, so you have somewhere to live while your house goes up.
Should I rebuild like-for-like, or design something new?
Like-for-like lets you rebuild in substantially the same location at up to 110 percent of your previous footprint and height, and it carries a real advantage: you keep what you had even if the old house no longer complies with current zoning. If your prior home was larger than today’s rules would allow, that protection is worth a great deal. Designing new frees you from the old footprint entirely, within standard zoning, and usually produces a better home. Many Palisades lots see little practical benefit from the like-for-like path, so it is worth actually checking rather than assuming. There is also a middle route: rebuild like-for-like now to get home sooner, then add on through a separate permit later. We will run both paths against your lot and your insurance settlement and show you the timeline and cost of each before you commit.
